Open Ground and Active Development
Whenuapai is flat and open with almost no natural shelter, so wind is a constant. That means high evaporation, debris blown in from surrounding open ground, and dust from unsealed areas and active earthworks. There is a lot of building going on here, and construction dust is not a neutral contaminant. Cement and concrete dust pushes pH up sharply, and a pool sitting at high pH will hold a normal chlorine reading while doing very little with it.
If there is development within a few properties, test more often through that period. It is temporary but a season at high pH will scale and etch an interior.
The remaining lifestyle blocks run on tank or bore supply with the usual rural issues: iron staining from bore top ups, soft acidic tank water eroding plaster. Ground here is heavy clay, so new build paving and coping will settle over the first few years.
