Sloping Sites Above the Upper Harbour
West Harbour's streets fall towards the water, so pools are commonly built into a benched platform with retaining behind and plant at a different level. It is the same pattern as the North Shore bays and it has the same consequences: leaks are harder to trace, equipment is harder to replace, and plant tucked into an under deck space gets damp and corrodes.
The pools here are mostly from the 1980s and 1990s, which puts them at the point where interiors and original plant come due together. Doing the interior while the plant is being replaced avoids a second drain down and a second set up, and it is almost always the cheaper way through.
The upper harbour is more sheltered than the open coast, so salt exposure is moderate rather than severe. Mangrove flats and the marina contribute fine sediment on the wind, and the sloping sections mean stormwater runoff can carry soil into a pool during heavy rain if the surrounds are not draining properly.
