Wainui's blocks are being subdivided, and that has created an unusual situation: pools originally built for four hectare lifestyle properties now sitting on much smaller lots, often with a new house built close to them and new neighbours where paddock used to be.
Those pools were sized and equipped for a different property. A 90,000 litre pool that made sense on a large block is a substantial running cost on a suburban sized section, and the plant that came with it is frequently oversized, noisy and expensive to run for what the property now is. Right sizing the equipment to how the pool is actually used is usually the most valuable thing an owner here can do.
Subdivision also changes the environment around the water. Shelter belts get removed, new buildings cast shade where there was none, and boundaries move closer. A pool that had full sun and natural shelter can end up shaded and wind funnelled within a couple of years.
