Torbay has more bush inside it than the bays to the south. Awaruku Reserve and the gullies running down to Waiake put a lot of properties on a bush edge, and those pools carry a continuous organic load rather than a defined autumn drop. Fine material sinks past the skimmer, breaks down in the water and drives phosphate up, which is why a Torbay pool can hold a good chlorine reading and still go green.
The ridge properties have the opposite problem. Exposed, elevated and windy, they lose water to evaporation faster than owners expect and collect debris blown in from surrounding gullies and gardens.
Both benefit from phosphate testing rather than just chlorine and pH, and both need filtration run times that match the load rather than a default setting.
