Te Arai is the most demanding coastal environment we work in, and it is not close. Properties sit in dune country with a direct line to the open Pacific and no meaningful shelter. Salt laden air is constant rather than occasional. Sand moves with every wind. Ultraviolet exposure on an open dune site is far higher than it is behind trees in a suburb. Every one of those shortens the life of something.
Sand is the practical enemy. It gets into skimmers, past worn baskets, through pump seals and into filter beds. Once a sand load is established in a filter it reduces flow, which reduces sanitiser distribution, which lets the water go off while every individual component tests fine. Filter maintenance intervals that would be sensible in Auckland are far too long here.
The second reality is occupancy. Most of these properties are not lived in full time, and an unattended pool in this environment deteriorates faster than an unattended pool anywhere else. Salt corrosion continues whether anybody is there or not. Sand keeps arriving. Water keeps evaporating in the wind and concentrating whatever is left behind.
That is why we run this coast on a schedule rather than responding to calls. A property that is checked regularly stays in good order. A property that is only looked at when the owner arrives is always in worse condition than they expect.
