Riverhead and Huapai are changing quickly, and the pools reflect it. The established lifestyle blocks and vineyard properties run on tank or bore supply, with the usual rural consequences: iron staining from untreated bore top ups, and soft acidic tank water working slowly on a plaster interior. Vineyard and orchard spraying adds a seasonal airborne load that most suburban pools never deal with.
The new subdivisions are the opposite. Recent pools in good condition on town supply, usually with automation, and almost always with no water care routine established because the owners have never had a pool before.
Ground here is heavy clay, which moves seasonally and drains poorly. On established properties that shows as cracked coping and lifting paving. On new builds it shows as settlement over the first few years, opening joints that let water in behind the shell.
