Orakei has more structurally complicated pool sites than almost anywhere else in central Auckland. Pools are built into terraces, cantilevered over slopes, set on engineered platforms and occasionally suspended above a lower level of the house. When something goes wrong on a site like that, the consequences are different: water escaping from a pool on a flat section soaks into the ground, water escaping from a pool above a living space does not.
That makes water loss the issue worth taking seriously here. Losing 15 to 20mm a week over a windy fortnight is usually evaporation. Consistent loss that does not track the weather is not, and on an elevated Orakei site it should be investigated properly with pressure testing rather than watched for another month. Finding a leak early on a structural site is considerably cheaper than finding it late.
Plant access is the other constant. On these sections the equipment is frequently below the pool, behind a retaining wall, or in an under house space reached by a ladder. That affects service time, it affects how quickly a failed pump can be swapped, and it affects the ventilation the equipment gets, which in turn affects how long it lasts.
The harbour and basin exposure adds salt to the mix, particularly on the north facing slopes with a clear line to the water.
