The Matakana Coast is a string of small settlements rather than a single suburb, and the pools in them share the same three conditions. Tank water is standard, so top up water arrives soft, low in calcium and slightly acidic, gradually working on a plaster interior over successive seasons. Occupancy is seasonal, so pools swing between heavy summer load and months of complete stillness. And the estuaries lift fine sediment on a low tide wind, which passes through filters rather than being caught by them.
Snells Beach and Algies Bay have the most permanent population and the most conventional family pools. Sandspit and Mahurangi East are heavily weighted towards second homes and boat access properties. Matakana village sits inland with more lifestyle blocks, vineyards and bore fed properties where iron staining becomes the issue instead.
