These two settlements are almost entirely holiday territory, and that shapes everything. Pools are used hard for a few weeks around Christmas and then left completely alone for the rest of the year. Water standing still with a token pump cycle loses its sanitiser residual within weeks, stratifies, and by the following summer needs draining and refilling rather than switching back on.
Langs Beach in particular is famous for its pohutukawa, and they drop heavily through December and January, exactly when the pool is in use. The flower and stamen are fine enough to bypass a skimmer basket entirely and settle on the floor.
Salt and sand from the open Bream Bay coast do the rest, corroding fittings and loading filters. Tank water adds soft, low calcium top ups. For a property nobody is living in, none of this gets noticed until arrival.
