Laingholm has the same underlying conditions as Titirangi with the harbour added. Native bush cover drops continuously rather than seasonally, and much of what falls is fine and resinous, sinking past the skimmer to break down in the water. That drives phosphate up and stains the interior with tannin over time, which owners often mistake for a failing surface.
Tank water compounds it. Roof fed water is soft, low in calcium and slightly acidic, and a pool topped up from a tank without correcting hardness will slowly dissolve calcium out of a plaster interior. Between the tannin and the soft water, a Laingholm pool is working against two problems at once.
Access is the practical constraint. Sections are steep, driveways are often shared and narrow, and a good number of pools can only be reached on foot. That is fine for a valet visit and it substantially changes the staging and price of any renovation, which is why we look at the site before quoting.
