Sheltered, Sunny and Harder Work Than It Looks

Kohimarama looks like an easy suburb for a pool. It is flat, it is sheltered, access is generally good and the sections are open and sunny. In practice that combination creates its own problems, because warm, well lit water is exactly what algae wants and exactly what burns sanitiser off fastest.

A Kohimarama pool in January can lose its chlorine residual in a day of hot, still weather with a few swimmers in it. Owners often interpret that as a chlorinator fault when the unit is working perfectly and simply cannot keep up with demand. Running longer, stabilising properly and using a cover through the hottest part of the day usually solves it without replacing anything.

Sand and salt are the coastal factors. Kohi's beach is wide and heavily used, and fine sand travels well back into the surrounding streets. It settles on the pool floor and passes into filters and pump seals. Salt reaches fittings and equipment several streets inland. Neither is dramatic, but both mean filter maintenance and hardware checks need to happen more often here than in an inland suburb.

The apartment and townhouse complexes along and behind the foreshore run shared pools with much higher bather loads and much tighter requirements around testing, records and safety. Those need servicing to a different standard, and we can provide the documentation that goes with it.
