A New Community on an Exposed Harbour
Kingseat sits on flat, open ground beside the Manukau with very little shelter, and the southwesterly comes across the harbour with nothing to slow it. That means high evaporation on uncovered pools, water cooling faster than owners expect, and fine sediment lifted off the harbour mudflats at low tide landing in the water.
Most of the housing here is recent, so most of the pools are too. The recurring issue is a care routine that was never properly established, plus automation that makes the system look like it is managing itself when it is not. A variable speed pump running below effective turnover speed reports as normal while the filter does very little useful work.
Surrounding rural properties run on bore or tank supply, and bore water in this part of the district can carry iron that will stain an interior on a single untreated top up.
