The Most Exposed Point on the Peninsula
Gulf Harbour sits at the very end of the peninsula, which makes it the most salt exposed residential area we service outside the far north coast. There is water on three sides and no shelter from any direction. Anything metal has a materially shorter life here: ladders, rails, light rings, fixings, heat pump casings and the components inside a plant enclosure all corrode faster than the manufacturer's expected life allows for.
That is entirely manageable when somebody is checking it. It becomes expensive when nobody is. A heat pump with a corroded chassis usually cannot be economically repaired, and a corroded ladder anchor is a safety problem rather than a maintenance one.
The other Gulf Harbour factor is ownership. A meaningful share of properties here are second homes, investment properties or occupied part of the year, and there are a number of shared pools in the townhouse and apartment developments.
