Long Ownership and Very Mature Gardens
These two suburbs have some of the longest average tenure in East Auckland, and that shows in the gardens. Planting that went in when the pool was built forty years ago is now fully grown and, in a lot of cases, directly over the water. Trees set at a sensible distance in 1980 are not at a sensible distance now.
The result is a heavy and continuous organic load rather than a defined autumn drop, and root systems that have worked their way under coping and paving. Persistent algae in these suburbs is almost always a phosphate problem driven by that organic load rather than a sanitiser problem, which is why adding more chlorine rarely fixes it for long.
Long ownership also means a lot of these pools have never been renovated. Original interiors from the late 1970s and 1980s are common, and the shells are usually sound enough to be well worth resurfacing.
Sunnyhills sits higher with better outlooks, Farm Cove drops towards the estuary with more sheltered, low lying sections.
