Coatesville pools are large, and the single most common problem we correct here is a chemical routine that was never scaled to match. A pool at 80,000 or 100,000 litres needs substantially more of everything than a suburban pool, and a routine carried over from a previous, smaller property leaves the water permanently under dosed. It never looks dramatically wrong. It just quietly shortens the life of an expensive interior.
Bore water is the second issue and it is the more damaging one. Groundwater here can carry iron and manganese, and both react with chlorine almost immediately, staining a plaster or pebble interior on a single untreated top up. Testing the bore and treating the water before it enters the pool costs very little. Acid washing a stained interior does not, and if the staining has gone deep the only real fix is a resurface.
Then there is dust. Long metalled driveways, arenas, paddocks and shelter belts all put fine grit into the air, and it ends up in the water and the filter. Filters here need attention well ahead of the manufacturer intervals, and grit past a worn skimmer basket will take out a pump seal.
Most properties here also run a spa, and spa water moves far faster than pool water. Small volume, high temperature and concentrated bather load mean it drifts between visits unless it is being managed on its own terms rather than as an afterthought to the pool.
