Beachlands has a sandy, exposed coastal setting and an easterly that comes straight in off the Tāmaki Strait with nothing in the way. Fine sand travels a long way inland here. It settles on the pool floor where it looks like dirt, and it passes through skimmer baskets into the pump and filter where it does real damage. Sand in a filter bed reduces its effectiveness and sand past a worn seal shortens a pump's life considerably.
The suburb's history as a holiday settlement still shows in how pools are used. A meaningful number are at properties occupied part of the year, or let out over summer. Those pools swing between heavy bather load and complete stillness, and neither state is good for water balance. The pattern we see repeatedly is a pool that is fine in February, forgotten in May and green by Labour Weekend.
